Before design or construction begins, every homeowner and professional team should review the community regulations and the latest Building and Construction Guide. These documents help us preserve safety, quality, visual harmony and the long-term value of every property.
Plans submitted for community review should include a fully dimensioned site plan, floor plans, elevations, sections and exterior 3D views. The architect and structural engineer must be registered and clearly identified on the drawings.
Buildings should generally be Ground + 1 or lower. The guide also sets conditions for attic and rooftop spaces, limits building coverage to 65% of the plot, and requires suitable setbacks from roads, boundaries and neighbouring properties.
Structures should be at least 3 metres from a road boundary. Habitable-room windows require a 2.4-metre boundary setback, while non-habitable rooms require at least 1.2 metres. Septic systems, biodigesters, underground tanks and pools must be at least 3 metres from adjacent boundaries.
Full solid boundary walls are not permitted. Porous fencing, live hedges and compatible open designs are encouraged, with boundary height restricted to a maximum of 2.8 metres under the construction guide.
Amani Ridge is primarily residential. Multi-family dwellings, flats and rows of attached houses are not permitted, and business activity belongs on designated commercial plots. Every property should remain neat, green and free of abandoned items or construction residue.
Homeowners and contractors must protect neighbouring properties and shared infrastructure. Any damage to roads, drains, culverts or kerbs should be repaired, and the Building & Construction Subcommittee should be invited to verify setting out before construction proceeds.
